Serve walks the building before you send a deposit — Noble, and the wider Bangkok market they already work. They will tell you if the listing is the apartment you should actually own.

They photograph, price, show, and put a lease in place, including the paperwork a foreign tenant needs, without you flying in for viewings.

Rent collection

Finding a tenant is one job. Getting paid every month is another. Serve follows the slip, records it, and tells you the week it has not arrived.

Look after

Serve holds the keys, inspects, pays the bills, and deals with the building. Caretaker cover runs Mo Chit to On Nut on the Sukhumvit BTS; they will say if yours sits outside that.

Notary and escrow

Serve coordinates the notary and the escrow so funds and title move in the right order.

Resale

The same team already knows the building, the furniture list, and the last tenant — which is how you sell from overseas without leaving money on the table.

Where are the yields?
On the apartment you are looking at — the lease, the service charge, what it rented for last year. Serve puts those figures in front of you. A headline average on a website would be someone else’s building.
What happens if I want to sell?
Resale is one of the six things Serve does. The same team that let the apartment already knows the building, the furniture and the last tenant.
What if the tenant stops paying?
Serve follows the rent every month and tells you the week it has not arrived — not the quarter. Then they say what happens next, rather than waiting.
Can I get my money out?
A freehold condominium can be sold. Serve coordinates the notary and escrow on the way out as on the way in. Tax at home is a question for your own adviser, with the Thai papers in front of them.
What about tax at home?
That depends on where you are resident. Serve puts the Thai numbers — rent, expenses, a sale — in writing so your adviser has something real to work from.
